Demand Letter served
A Demand Letter is recommended over a 14-day notice due to the faster turnaround time. A 14 DAY NOTICE IS NOT REQUIRED. Free to print or we prepare and serve for $40+GST. See Forms.

Tenant served with Application
Hearings are generally scheduled approximately 1 week after we receive all the required documents. Tenants must receive 3 CLEAR BUSINESS DAYS notice of the hearing.
Consent Order
Conditional Orders granted for rental arrears include future rent payments and allowable costs (see FAQs & Tips); if the tenant defaults you do NOT require a further Order to obtain Possession of the premises.
Tenant fails to vacate
Occasionally a Tenant will not vacate pursuant to an Order and a Writ of Possession will be required. See Writs for more information. SERV-IT provides out clients Free preparation of the supporting documents and enforcement of the Writ of Possession for $400.00, includes GST.

Note: SERV-IT prepares and files all required documentation and Affidavit's, serves the Tenants and makes the appearance for you.

It is important to file the Application early to prevent delays in obtaining the rent arrears/vacant possession.
